Good to know
Some guests come for a weekend. Some come for the winter. The apartment is built for both. The bedroom holds two double beds, not queens, with premium linens and blackout curtains, so nobody wakes at sunrise unless they choose to. The living room has a queen pull-out sofa, a smart TV and a door, so six people never feel crowded and two people never feel underfoot for a month. The kitchen is fully equipped: refrigerator, stove, oven, microwave, dishwasher, Keurig, toaster, kettle, cookware, dishes, glassware and pantry starters. Cook a real dinner on a Tuesday in January, or reheat leftovers at midnight after a graduation. In-unit washer and dryer with detergent, so a long stay takes one suitcase instead of four. Shampoo, conditioner, body wash, hair dryer and towels are here too. Beach gear is waiting: two Tommy Bahama chairs, an umbrella and beach towels. Nothing to pack, nothing to rent, all winter.
House Rules
- Quiet hours: 10:00 p.m.–8:00 a.m. - When the indoor garbage is full, please tie the bag securely and dispose of it in the larger bins located at the corner of N Ocean Blvd and NE 4th Street (please see the attached photo). - Smoking is not permitted inside the unit or anywhere on the premises. - Please keep the air conditioning set at 71°F or higher to prevent damage to the system during periods of high heat and humidity.
Other Details to Note
Long stays: we welcome bookings of 28 nights and longer, and most of our winter guests stay a month or more. Message us before booking a season and we will confirm the rate and the cleaning schedule for a stay that length. We take safety and security seriously, and this property has local compliance requirements including a signed rental agreement and ID verification. We use a simple, secure platform called Happy Guest to make this painless. It also unlocks a guest portal with everything about the home plus our favourite local spots. Accessibility: step-free entry, designated accessible parking, an elevator, and a pool and hot tub hoist available on request. Please note the property is not fully ADA compliant. Pool and hot tub use is at guests' own risk. Please supervise children at all times. Starter consumables are provided. Guests top up as needed on longer stays. Travel times are estimates and vary with traffic.

Cross A1A from the front door, follow the shaded palm path, and you are on the sand in under 3 minutes. No driving, no meters, no hauling gear. North Ocean Boulevard is one of Boca Raton's prettiest stretches: quiet, safe, walkable, with coffee, breakfast, ice cream and dinner on foot. Red Reef Park is the snorkelling spot, Gumbo Limbo Nature Center beside it. Mizner Park is five minutes by car, FAU a short drive inland. In winter this is a walking neighbourhood, not a driving one.
Guest Access
The apartment is entirely yours. Self check-in with a keypad, free parking a few steps from the door, and no shared space inside, so you can arrive at 11pm after a long drive and nobody will know. You also have full use of the community amenities: the heated pool, the hot tub, the BBQ area, outdoor dining tables and an outdoor shower for rinsing the salt off before you come in. Staying a month or a season: there is an elevator in the building, an EV charger in the lot, free street parking for a second car, and the laundry is inside your own door rather than down a hall. The pool is heated through the winter, which in Boca is the difference between a pool you look at and a pool you use. The private wooded beach path begins steps from the property. Cross A1A and you are on the sand. One locked owner's cabinet in the laundry closet is not accessible to guests. Everything else is yours for the stay.
Find us
Getting around is easy and convenient—you're just minutes from Downtown Boca, Mizner Park and top beaches. Most guests prefer to drive or use ride-shares, but the area is also great for walking or biking, especially along scenic Ocean Boulevard. With plenty of parking and everything close by, exploring Boca Raton is a breeze.
