Good to know
The space The kids are in the pool before the car is unpacked. By late afternoon someone is stacking the jumbo Tetris, the grill is going, and after bedtime the hot tub is yours. As one guest put it: "We were never bored here." BEDROOMS Primary: king bed, 43" Smart TV, walk-in closet and a desk with a monitor. Second: queen bed. Third: king bed, 43" Smart TV, two closets. Living room: queen sleeper sofa that sleeps like a real bed. Room-darkening shades, extra pillows and blankets. KITCHEN AND LIVING Full-size stainless appliances, dishwasher, granite counters, cookware and bakeware, blender, toaster, kettle and a stocked coffee bar with drip and pour-over. A breakfast nook for four looks onto the pool, the dining table seats ten, and the vaulted family room has a 65" Smart TV. Central air throughout. TRAVELLING WITH KIDS Everything is on one level, so there are no stairs for toddlers or grandparents. Pack 'n play, books and toys from babies to tweens, children's dishes, board games and a tub for bath time. BEACH DAY KIT Four Tommy Bahama chairs, a matching umbrella, a cooler, a beach wagon and oversized towels, waiting in the laundry room. BATHROOMS AND LAUNDRY Two full bathrooms with shampoo, conditioner, body wash, a hair dryer and plush towels. Full-size washer and dryer, with detergent to start. THE BACKYARD Fully fenced and completely private. The pool holds about 86°F year round and the in-pool spa heats separately to about 102°F. Shade sails over the loungers and the outdoor sofa, a dining table for eight, gas grill and smoker, a fire pit ringed by six Adirondack chairs, string lights and a bin of pool floats. LONGER STAYS Monthly stays are welcome for snowbirds, spring training and remote work. Housekeeping can be added during your stay for an extra fee. House Rules
House Rules: - Check-out is by 10:00 a.m. ($50 fee for late check-out without prior approval.) - No smoking or vaping indoors. A $450 cleaning fee will apply if this rule is violated. - DO NOT flush anything other than toilet paper. If our cleaning team discovers an unreported plumbing issue after check-out that is determined to have been caused by improper use, a plumbing service and repair fee of up to $650 may be charged. - No parties or events. Mature, respectful gatherings only. - Registered guests only. - Please leave the home reasonably clean and tidy upon departure. Pool, Spa & Fire Pit: - Use the pool and spa at your own risk. Guests are responsible for supervising children at all times. - There is no lifeguard on duty. - No glass in the pool area. Plastic cups and plates only. - Pool heating is available upon request during cooler months. Please do not adjust the pool equipment or controls. - The spa is an in-pool spa with jets and does not function like a standalone hot tub. - Return pool floats and outdoor games after use. - Use firewood only in the fire pit, never leave a fire unattended, and fully extinguish it before leaving. - Guests are responsible for supplying their own firewood. Fire pit use is prohibited during local burn bans.

Heating to 90°F is available for a fee with 3 days' notice. - The backyard is fenced, but the pool is not fenced off from the yard. Please supervise children outdoors at all times. - The pool, spa, fire pit, grill and smoker are used at your own risk. - Pool and lawn service visit weekly and may fall during your stay. - Starter supplies cover the first few days: coffee, tea, cooking basics, toiletries, paper goods and laundry detergent. - Fees may apply for smoking, unregistered guests, parties or events, excessive cleaning or damage. - Manatee County requires a signed rental agreement and ID verification. It takes about two minutes through Happy Guest and opens your guest portal with door code, house guide and our local picks.

Accessibility and Availability
Neighborhood
The Riverview District is not a subdivision, and that is the point. Old Florida oaks draped in Spanish moss, one enormous banyan tree, eclectic mid-century homes, and quiet streets. Ours is the one with the mango tree out front. Six minutes away, the Bradenton Riverwalk runs a mile and a half along the Manatee River with a splash pad, playgrounds, a skate park, sand volleyball and a lawn made for picnics. The Bishop Museum of Science and Nature is four minutes out, with a planetarium and the Parker Manatee Rehabilitation Habitat. Robinson Preserve has boardwalks, kayak trails and a lookout tower. Spring training at LECOM Park is five minutes away, and the Red Barn Flea Market and its 600-plus vendors make a good rainy afternoon. Then there is the water: Anna Maria Island and Bradenton Beach in fifteen minutes, Coquina Beach in eighteen, with Siesta Key, downtown Sarasota, Tampa and two airports all an easy drive.
Guest Access
The whole house and backyard are yours: pool, hot tub, kitchen, living areas, all three bedrooms, both bathrooms and the laundry room. Two owner closets stay locked. Check in any time after 4 p.m. with your own keypad code, sent before arrival, so you can arrive on your family's schedule instead of ours. The private driveway fits several vehicles, with room for a boat or RV. One exterior camera at the front door faces the driveway. There are no cameras inside or in the backyard. We reply within an hour, every day.
Find us
A car is the easiest way to get around. The Gulf Islands Ferry to Anna Maria Island leaves from downtown Bradenton, five minutes away, and there's a public boat launch nearby. Sarasota-Bradenton International Airport (SRQ) is 19 minutes away and Tampa International (TPA) is 46.
